  • Our fee structure is simple and transparent — designed so we only do well when your property does well. Pricing varies by market, property type, and service level. We'll walk you through everything on the discovery call and send a clean proposal with no surprises.

  • Yes — end-to-end. STRO applications in San Diego, the Newport Beach permit process, TOT registration, business licensing, insurance riders. We'll tell you on the call whether your property qualifies before you sign anything.

  • We're selective on purpose. Coastal Orange County and San Diego, three-bed and up, owner-cared-for, capable of clearing $250+ ADR. The portfolio is small so service stays personal. If your property is a fit, we'll know within 48 hours of the discovery call.

  • From signed agreement to listed: typically 14–21 days. Photography, listing copy, dynamic-pricing setup, vendor onboarding, smart-lock and noise-monitor install, and platform syndication all happen in parallel. We'll walk you through the timeline before you commit.

  • Full transparency, every month. Revenue, occupancy, guest ratings, and how your property stacks up against the market — all in plain language, no jargon. You'll always know exactly how your investment is performing and what we're focused on next.
