Fashion Island sits on Jamboree Road in the Newport Center area β about 10β15 minutes from the Balboa Peninsula by car. It's an easy half-day combined with dinner at one of the restaurants that doesn't require a cross-town drive.

If you'd rather browse independent shops than department stores, Newport Beach has strong neighborhood retail in three areas.
Corona del Mar (PCH & Marguerite)
CdM's commercial strip along PCH and the cross streets has a genuine village feel β boutique clothing, home decor, jewelry, and a strong restaurant scene. It's walkable, independent-heavy, and less tourist-focused than the peninsula. Besems, The Garden, and multiple independent jewelers and clothing boutiques populate the two-block stretch.
Balboa Island (Marine Avenue)
Marine Avenue is compact and eclectic: Sugar 'n Spice, Dad's Donuts, Balboa Candy, Blue Atlas Marketplace for coastal gifts and decor, Sundance Thrift Shop for vintage finds. The shopping here is more experience than errand β you're on a charming island, not a strip mall.
Lido Marina Village
A curated upscale shopping area on the harbor at Newport Boulevard and Via Lido. Small footprint but high quality β boutique clothing, home goods, and waterfront dining. Velvet by Graham & Spencer, Rag & Bone, and Salt & Straw ice cream are among the tenants. Nice waterfront walking area between stops.
