Here's the reality most new North County Coastal vacation rental owners don't hear until it's too late: your homeowners policy almost certainly won't cover anything that happens during a guest stay. Renting your home is commercial activity. Your standard HO-3 or HO-5 policy excludes it. And on top of that, the coastal risks along PCH — flooding, erosion, salt corrosion, earthquakes — need separate coverage too. Let's walk through what you actually need.

Coverage Gaps in Standard Policies

Most homeowners policies include an exclusion for "business pursuits" or "commercial activity." Renting your home on Airbnb or VRBO qualifies as commercial activity under most policy definitions. This means a standard HO-3 or HO-5 policy will likely deny claims that arise from a guest's stay.

Flood damage is excluded from standard homeowners and most STR policies — it requires a separate flood insurance policy, either through the National Flood Insurance Program (NFIP) or a private flood carrier. Check your property's FEMA flood zone designation before assuming you don't need it.

Coastal Erosion — Solana Beach Bluffs

Solana Beach's coastal bluff properties face ongoing erosion risk. Erosion damage is generally not covered by any standard homeowners or STR policy — it is typically classified as a land movement exclusion. Owners of bluff-adjacent properties should understand this exposure and factor it into their risk management and long-term maintenance planning.

Salt Air Corrosion and Humidity

  • Flood insurance: Required for properties in FEMA-designated flood zones. Recommended for any Oceanside harbor or Cardiff-area property. Available through NFIP or private flood carriers at varying premiums.
  • Earthquake insurance: Recommended for properties with meaningful seismic exposure. Available through California Earthquake Authority or private market. Deductibles are typically 10–15% of dwelling value, not a flat dollar amount.
  • Umbrella policy: Adds excess liability coverage ($1M–$5M) above your primary policies at modest annual cost. Worth considering for any NCC STR owner, particularly those with higher-value properties or high guest volume.

Platform Coverage — What It Is and Isn't

Airbnb's AirCover for Hosts provides up to $3 million in liability protection and $3 million in property damage coverage per incident for Airbnb bookings. This sounds comprehensive — and it is a meaningful backstop — but it is not a replacement for dedicated STR insurance.

  • AirCover limitations: Coverage has exclusions and documentation requirements. Claims require Airbnb's review and approval. Coverage does not apply to VRBO or direct bookings.
  • VRBO: VRBO's $1 million property damage protection is available to Premier Hosts but has its own exclusions and limitations.
  • The gap: Neither platform covers lost rental income, earthquake, flood, or damage between guest stays. A dedicated STR policy fills these gaps.
  • Best practice: Treat platform coverage as supplemental, not primary. Carry a dedicated STR policy regardless of platform.
